About Our Home Plans

Bishop and Smith Architects plans are created with the highest quality keeping in mind design and economy.  Each plan is designed on a CAD System and goes through our comprehensive check process to ensure Completeness and accuracy. Our plans are designed to meet the 2006 International Residential Code (One and Two Family Dwellings). However, if your local code is other than this, we will adjust our plans as required. We are currently licensed in the following states: New Jersey, Delaware, Maryland, Pennsylvania and Georgia.

All of our plans are done in a way that makes them Builder and Homeowner friendly. They are drawn to minimum ¼” scale for ease of readability. Each plan includes a foundation plan with the appropriate foundation wall and footing sizes; All appropriate floor plans detailed with the framing members, headers and beams; Door and window sizes; Cabinet and plumbing fixture layouts; Sections and details; All appropriate elevations; General note sheet; and Typical Common detail sheet. Also, some plans offer floor plan and exterior options. Our plans also include an electrical layout with light, switch and receptacle locations as per code and plumbing sanitary and water schematics.  HVAC layouts are not included and should be provided by your licensed HVAC contractor.  Please note that we can provide HVAC layouts but there will be an additional charge.  Landscape designs are also not included with our plans.

The square footage calculations are all measured from the outside face of the exterior frame walls.  The square footage does not include basements, attics, porches, or open areas.  Two-story or vaulted ceilings may be calculated separately however, some of these may be noted separately.

Builders/Developers Services

Bishop and Smith will work with you to select and develop the designs for your community.  We will modify our designs to meet your requirements whether it is a certain style, design theme of square foot or even a specific width of the homes.  Each community is different and we look forward to the challenge of meeting your individual or community needs.

Custom Design

Our experienced staff has worked with thousands of clients and thousands of designs and we would like to work with you to design the “Home of your Dreams”.  We understand the individual needs of a client and will patiently work with you to organize your thoughts and compile them into a design to meet your needs. 

Artwork

Renderings for our home plans are available in two dimension black and white or three dimension color. These can be supplied in either paper or Jpeg digital format for your marketing requirements. Please contact one of our staff for pricing.

Home Plan Purchase

Once the plan has been purchased, a non-exclusive, non-transferable license is granted to build one home.  The license to build from these home plans are granted only to the original purchaser.  All drawings specifications and copies thereof is the property and shall remain the property of Bishop and Smith Architects.  They are not to be used on any other project, nor assigned to any third party and may not be reproduced, copied, altered or used as a prototype without the expressed written permission of Bishop and Smith Architects.

Stock Home Plan Designs:

As you search through our prospective home plans, please focus on a livable floor plan.
Then find an exterior that appeals to you.  If you find a home plan that closely meets your needs, but is not the perfect home, we offer a complete Design Alteration Service.  Any of our designs can be modified.  Our experienced staff will meet with you to review the specifics of your design request.  Some stock options are already available, for example: optional fronts, three car garages, additional bonus rooms, sunrooms, finished basements, walk-out basements, deck plans etc. Also, one design may have the floor plan you like but you like the exterior of one of our other designs.  We can mix and match plan designs together to create the home of your dreams.
